Some auctions end with a polite nod and a hammer tap. Whilst others ignite, fast & fierce bidding. This month, 3 standout lots didn’t just meet expectations; they sped away, outstripping guide and reserve prices and romping home to deliver exceptional results for our clients.
Lot 1: 4 Ewart Street, Brighton, BN2 9UJ – A lot that Sparked a Bidding Frenzy!
From the moment bidding opened for this lot, it was clear interest was electric – with 14 registered bidders. What began at a modest guide price of £60,000, quickly turned into a contest of determination between several buyers. Each increment pushed the figure higher, and within minutes the lot raced past its reserve, finishing at a result nearly double its guide at £108,000. A spectacular performance that set the pace for our December auction!
Lot 2: 8 Herbert Road, Brighton, BN1 6PB – A Hit That Surprised Even Us!
Every auction has a dark horse—this was ours. Initially expected to attract steady attention, with 8 registered bidders. Competitive bidding drove the price far beyond expectations, closing at a figure that left our client delighted. A reminder that the market can still deliver – guided at £425,000 the hammer went down on this freehold investment property at £477,000.
Lot 3: Flat 1, 62 Sackville Road, Hove, BN3 3HA – An Auction Lot That Took the Chequered Flag!
With a staggering 15 registered bidders for this lot, we anticipated strong engagement—but the bidding surpassed even our most optimistic forecasts. A rapid-fire exchange between 2 determined bidders, pushed the final price into a realm usually reserved for trophy pieces! The hammer fell at £166,000 – £56,000 over the guide price, for a flat requiring complete refurbishment & less than 50 years remaining on the lease.
As traditional auctioneers we have the authority to draw-up/sign and exchange contracts which enables us to process pre & post auction sales, and our final auction of 2025 was no different!
Lots 4, 5 and 6 secured strong pre-auction sales
Specifically, lot 6 a freehold plot of land with pond and outbuilding, in an area of outstanding natural beauty sold for just shy of double the guide price, with buyer and seller delighted with the transaction AND the land now to be enjoyed by its new custodians.
Lot 14 – Lansdowne Place – sold post-auction
Following strong post-auction interest and the excitement of best-and-final bids, we have now exchanged contracts on this substantial freehold property—arranged as five self-contained flats—a fitting crescendo to our 2025 auction sales.
