A member of staff with detailed knowledge of all the lots will personally attend all the viewings to answer questions. In this way we can carefully monitor the interest and feedback on each property so that we can provide an accurate assessment of the interest shown in our clients property.

Although some properties are more suitable for sale by private treaty through our estate agency, the auction route can offer numerous advantages:-

Appraisal
We will make a mutually convenient appointment and provide a free, no obligation auction appraisal of your property. At this point we will advise you whether your property is suitable for sale by auction or private treaty.

Guide price and reserve
The auction process works at its best when a lot is realistically estimated, to stimulate the maximum amount of pre-sale interest and lead to competitive bidding in the auction room.

Confirm instructions
Once you have confirmed your interest to proceed we will send you an agency contract setting out our terms and conditions. This will need to be signed and returned with proof of your identity and address before we can begin marketing your property.

Entry fee
Austin Gray charge a non refundable entry fee of £350 plus VAT for each lot. This is to cover the costs of property inspection, marketing, catalogue entry and Internet listing.

Sale particulars/legal documentation
Draft sale particulars will be sent to you and your solicitors for approval. At the same time your solicitor will be instructed to prepare a legal pack and this would contain everything required to undertake an exchange of contracts on the day of the auction.
